老生常谈的房价


房价这个话题的热度现在看来似乎凉了话多,但是它依然在我、我的同事们每日的茶余饭后中占据绝对的话题比重。

以往我们谈论的多了,总会得出如下一些结论:

  1. 90后基本都是被收割的一代,是我们躲不过去的命运,所以无需懊悔当初在最高点买的房子,因为大家都被收割过,几乎没有人能躲过去,所以完蛋也是大家一起完蛋,一件事,只要所有人都跟着难受,就似乎都不难受了,难受又不是难受的我一人。

  2. 武汉的房价,最高也就那么高,虽然说被收割的惨,几乎都是腰斩了,也不过就是相当于损失了几十、上百万。但是想想北上广那些花几百万贷款买房的人,现在经济又不好,失业了只有死路一条。我们至少还有个活路,忍一忍贷款也就还清了。

  3. 明总赶紧去日本吧,我们在这里混吃等死干嘛,去新疆发展吧,去非州抢地盘吧等等的嘴炮。

  4. 再也不要买房了,以后没人了,房子以后都不值钱了等等。

这些结论有些是嘴炮,有些是真实的想法,那我自己是个什么情况呢?

我是19年首付36万加公积金贷款66万加信用卡装修贷16万买的期房,21年底搬进来住的,现在是2025年底,还了接近七年的房贷。当时的总价是117万,现在房子的成交价大概是60万,跌了刚好一半,而我还有44万的房贷要还,呜呼。要还完这44万,我至少还需要5年。

这套房子夺走了我最宝贵的10年。

我很不幸,我也是幸运的。

我的家境不怎么好,所以这套房子几乎全是自己一个人在背,付首付时才工作了三年,加上一些事情花了一笔钱,平时虽然省吃俭用,但是还是攒不够首付的钱,加上那时房价一天涨一截,买房全靠抢,而自己的年龄也渐长,所以头脑一热找姐姐价了十万块钱,凑了个首付。也正是由于家境不太行,所以不敢买太大的房子,不敢买太贵的房子,总价才117万,能跌到哪里去,所以说是不幸中的万幸。

前几天我看了下我的信用卡的帐单,我的装修是用的信用贷,每个月还1944块钱,还八年,总共贷了16万。这1944块竟然有五百多块是利息,我惊了……

可以想象,这几年我还房贷也还了一笔不小的利息了。房贷绝对是一个陷阱,看着3.25的利息不高,但是如果贷款时间拉长到10年以上,利息就开始高的吓人了。

所以以后我打算手里一有点闲钱就快点还到房贷上算了,最多只留个几万块钱应应急。
